· Are you always being told that you don't have enough trade lines? (Little or none may work)
· Borrower has gift funds from family member and Lender won't allow it? (Gift funds are not a problem for the entire down payment)
· Borrower may want to refi and you only have to worry about his mortgage history not their other Credit. (FHA has a streamline program that only looks at the mortgage history)
· Are you always losing a deal because your Borrower has no reserves? (No reserves are required)
· Remember FHA will do a 95% LTV Cash Out even if the property has just been listed, they wiil do that from a conventional to a FHA loan.
